Sod installation across Tampa Bay

Almost every good-looking lawn in Tampa started as sod. St. Augustine, the grass most Tampa yards are built around, is not sold as seed at all, and the warm-season turf that survives our heat, humidity and summer downpours spreads by runners rather than seed heads. A sod install gives you a finished lawn the day we leave instead of a bare, sandy yard that washes out in the first afternoon thunderstorm.

The catch is Tampa soil. Most yards here sit on grey or tan sand with very little organic matter. It drains fast, holds little water and dries out within hours in May. On Davis Islands and other waterfront neighborhoods it can be shell and dredged fill. New sod laid on that kind of ground without prep and a real watering plan browns at the seams within a week. That is why we treat the install as three jobs: prep the ground, lay the sod tight, and hand you a written watering plan that fits the county rules. Choosing the right sod for a Tampa yard

Floratam St. Augustine is the default Tampa lawn. It is wide-bladed, tolerates heat and full sun very well and fills in quickly. Its weaknesses are just as well known: chinch bugs love it in hot, sunny spots along driveways and sidewalks, and it thins out under heavy shade. If your yard gets six or more hours of direct sun, Floratam is usually the best value.

CitraBlue and Palmetto St. Augustine cost a little more but handle partial shade better and have a finer, darker blade. They make sense in older neighborhoods like Seminole Heights, Hyde Park and Temple Terrace, where mature live oaks shade half the yard by mid-afternoon.

Empire Zoysia is the premium choice. It is dense and soft, holds up to kids and dogs, and handles some shade. It is slower to recover from damage and costs more per pallet. Argentine Bahia is the budget, low-water option for big lots in Lutz and Valrico. It goes thin in shade, puts up seedheads all summer and can draw mole crickets. Laying it tight on sand

Staggering the rows is not just for looks. When seams line up in straight rows, they form long channels that dry out first and let weeds in. Offsetting each row means every piece is held in place by neighbors on more sides. On loose Tampa sand we also lightly moisten the ground right before the sod goes down. Dry sand pulls water out of the sod’s root zone, and you can see the result as brown edges by day three. A final roller pass presses the sod into the soil so the new roots touch moist sand right away.

Timing: rainy season vs. dry spring

We install sod year-round, but conditions change a lot through the year. June through September is the easiest time to establish a lawn because afternoon storms do much of the watering. The main risk then is a heavy downpour on a sloped yard before the sod has knitted in. April and May are the hardest months. The air is hot, humidity is low, rain is rare and the sand dries out by noon. We still install in spring, but the watering plan is stricter and missing even one day can cost you sections of the lawn. Winter installs root more slowly but need far less water.

Watering rules and the new-lawn exemption

Hillsborough County and the Southwest Florida Water Management District limit lawn watering to set days and hours, but new sod usually gets an establishment period. Typically you can water any day for the first 30 days and on a reduced schedule for days 31 through 60, within the allowed hours. Rules differ slightly between City of Tampa Water, Hillsborough County Public Utilities and Temple Terrace, so check with your utility before you start. HOA approvals

Many communities in Westchase, New Tampa, Riverview and Apollo Beach require architectural review before you change lawn type, and many require St. Augustine specifically. If you are in an HOA, send us the approval form and we will fill in the grass variety and square footage so you can submit it before install day.

Stay off it except to water for about two weeks. Once you tug a corner and it resists, the roots have grabbed, which is usually around two to three weeks in warm weather. Make the first mow at the highest setting, and keep St. Augustine at 3.5 to 4 inches from then on.

No. Sod laid on top of old grass or weeds sits on a spongy layer that dries out and never roots properly into the sand. We spray or cut out the old turf first, level the surface and then install. See our sod removal and bed prep services for that work.

Not well. Floratam needs about six hours of direct sun, and under a dense live oak canopy it slowly thins out. CitraBlue or Palmetto St. Augustine, or Empire Zoysia, tolerate partial shade better. Under deep shade, a mulched or pine-straw bed is often the better choice.

Avoid overfeeding with nitrogen, mow high and water deeply rather than lightly every day once the lawn is established. Watch hot spots along driveways and sidewalks during dry spells. Yellowing patches that spread outward from pavement are a classic chinch-bug sign, so have them checked and treated early.

Many Westchase, New Tampa, Riverview and Apollo Beach communities require architectural approval before you change grass type, and many require St. Augustine. We will fill in the grass variety and square footage on your form so you can submit it before install day.

If a section fails because of how we laid it, we come back and fix the workmanship. Success also depends on following the written watering plan, so we walk you through it at handoff. A piece that browns because it was not watered is different from a seam we left open.
