Town ’n’ Country is one of the older suburban pockets of Hillsborough County — unincorporated, sitting just northwest of Tampa International Airport, and built out largely in the 1960s and 1970s with single-story concrete-block ranch homes on modest lots. That age shows up in the yards. Many lawns here are on their second, third or fourth generation of Floratam, laid over sand that has been driven on, parked on and compacted for half a century, and watered by irrigation systems that were added piecemeal over the years.

The result is a lawn profile we see over and over in Town ’n’ Country: thin, worn St. Augustine with chinch bug damage along the hot driveway and street edges, sandy bare patches where nothing has grown in years, and foundation beds that have lost their edge and filled with weeds. The good news is that on these lot sizes, a full refresh is usually very affordable.

Town ’n’ Country lawns: replacing worn Floratam

Most yards here get full sun most of the day, which is exactly what Floratam St. Augustine wants. It is also exactly what chinch bugs want, which is why the strip along the driveway and the curb is so often the first thing to die. When a homeowner calls us because the lawn has gone brown in patches, our first job is to tell them honestly whether it can be patched or whether the whole thing is past saving. On a lawn that is more than half weeds and bare sand, removing the old sod and replacing it is cheaper long-term than chasing patches every summer.

Where a big oak or a neighbor’s tree shades part of the yard, we will often switch that section to CitraBlue or Palmetto, which handle partial shade better than Floratam. Mixing St. Augustine cultivars in one yard is fine; they blend closely enough that most people never notice the seam.

Best time to re-sod in Town ’n’ Country

Floratam can be installed year-round in Tampa, but the timing changes how much work it takes. April and May are the toughest — dry, hot and windy, with the sun beating down on those exposed front yards. June through September brings afternoon storms that help new sod root, though chinch bug pressure is highest in the same hot months, so we look at the neighboring lawns and the edges before we lay anything. Fall and early winter are an underrated window: milder heat, less watering, and a lawn that is established by spring. For rental turnovers, the right time is usually “before the listing photos,” and we schedule accordingly.

New sod care in Town ’n’ Country

New Floratam needs daily water for roughly the first two weeks, then tapering over the following weeks as roots take hold.
