Seminole Heights Sod & Mulch Installation

Seminole Heights is Tampa’s bungalow neighborhood. Most of its homes went up in the 1910s and 1920s as one of the city’s early streetcar suburbs, and many of those craftsman bungalows — deep front porches, tapered columns, low-pitched roofs — are still standing on narrow lots under oaks that are now a century old. Over the past couple of decades the neighborhood has seen a long wave of restorations, renovations and flips, and the yards have not always kept up with the houses.

The soil is deep, grey, fast-draining sand with very little organic matter. Left alone, many Seminole Heights lawns have slowly turned into a patchwork of Bahia, weeds, sand spurs and bare dirt under the trees. The good news is that small lots mean a full makeover is very achievable.

Seminole Heights lawns: from Bahia to St. Augustine

A lot of Seminole Heights yards were seeded or patched with Bahia at some point. Bahia is cheap and drought-tolerant, but it is thin in shade, sends up tall seedheads all summer, and is a favorite of mole crickets. The most common upgrade we do here is pulling out that tired Bahia with our sod removal & lawn replacement service and laying St. Augustine — Floratam on the open, sunny front yards and CitraBlue or Palmetto where oaks shade the lawn for much of the day.

Not every square foot should be grass. Under the heaviest oak shade, or along a narrow side yard that never sees sun, a mulched Florida-friendly bed with native or drought-tolerant plants usually looks better and costs less to keep up than turf that will thin every summer. The neighborhood is usually described as three parts — Old Seminole Heights, Southeast Seminole Heights and South Seminole Heights — and much of it lies within a historic district. Lots are narrow, side yards are tight and some blocks have rear alleys. We use the alley for deliveries when it is passable and hand-carry from the curb when it is not.
