New Tampa is the northeastern corner of the City of Tampa, developed mostly from the late 1980s onward as a string of master-planned communities off Bruce B. Downs Boulevard and I-75. Homes here are generally larger and newer than in the city’s core, lots are bigger, and nearly every neighborhood has a homeowners association — many of them gated. Much of the land between communities is wetland, cypress stands and protected preserve, so a lot of backyards end at a conservation line rather than a neighbor’s fence.
That setting shapes the work: HOA standards that dictate what a lawn and bed should look like, gates and guardhouses our trucks have to get through, and lots that back onto wet, low ground. Soil is sandy but often damper and more organic near the preserves than in South Tampa.

Most New Tampa communities — Tampa Palms, Hunter’s Green, Cory Lake Isles, Heritage Isles, K-Bar Ranch and others — have deed restrictions and an architectural review process for exterior changes. Associations here commonly expect St. Augustine lawns and may specify mulch colors or materials, but every community’s rules differ, so check your current guidelines and get any required approval before we start. For gated neighborhoods, we coordinate the delivery day with you in advance so the gate or guardhouse has our truck on the list. Sod pallets and bulk mulch arrive on large trucks, and a missed gate pass can leave fresh sod sitting in the sun, so we confirm access before anything ships.

As everywhere in Tampa, the June–September rainy season is the easiest time to establish sod, and April–May the hardest. New Tampa’s low, preserve-backed lots can stay saturated after a run of summer storms, so we may shift an install date a few days to avoid laying sod on standing water. Many HOAs schedule community-wide mulching in spring; if you want your beds done before an inspection, book early.

Newly installed lawns typically get an establishment period — generally any-day watering for the first 30 days and a limited schedule for days 31–60, within allowed hours.
