Brandon is a big, unincorporated suburb east of Tampa, and its lawns fall into two broad groups. Closer to the original core along Brandon Boulevard (SR-60), Kings Avenue and Lumsden Road, many homes date to the 1970s and 1980s, with mature trees, established beds and lawns that have been re-sodded at least once already. Farther south and east, toward Bloomingdale Avenue and Lithia Pinecrest Road, subdivisions built from the late ’80s onward have younger landscaping, more HOAs and, very often, the original builder sod still in the ground.

Under most Brandon subdivisions is graded fill sand that was compacted by heavy equipment when the neighborhood was built. Builders then laid a thin layer of sod right on top. Replacing the sod without addressing the base just repeats the problem, so on a full lawn replacement we loosen the top layer, correct the grade and add fill sand where it is needed before new sod goes down.

Floratam St. Augustine is still the most practical grass for most Brandon front yards: it is affordable, thick, and handles full Florida sun. Its weakness is chinch bugs, which do their worst damage in exactly the hot, dry, sunny spots Brandon has plenty of — along driveways, sidewalks and south-facing slopes. Mulch and edging in Brandon

Older Brandon homes often have beds that have been mulched on top of mulch for years until the level creeps up the siding. We clean out and re-mulch to a proper 2–3 inch depth instead.
